My advice from someone who built on a bayou, GET A WETLANDS DELINEATION survey. It will be free from the Corp with that amount of land. My sale on a property was contingent on that. Because if any of that is wetlands, you will have to pay the corp for mitigations if you want to build

My house in Claiborne Oaks is flood zone A10 and my first floor is 5 feet above that. My flood insurance is $422 a year. I've been with the same company since 2008, not sure if that makes a difference.

Might have to do with the tchefuncte river running right behind terrabella. Tallow Creek had a bunch of homes flood during Ida, if I remember correctly.

this dude is saying he's in claiborne oaks with a $422 policy "that hasn't changed"...

People don't realize that north of I12 in this area fared wayyyyy worse in the 2016 floods than south of I12.

My house is 5 feet above BFE, I’d assume that makes a difference. Otherwise not sure, flood insurance is run by the federal government so it’s not surprising if it doesn’t make sense.

I just ran a quote at +5 bfe and it’s $1100+ and you saying it hasn’t changed is weird. Not sure you’re looking at the correct source

flood has nothing to do with the original idea of being north of 12 for wind purposes which is homeowner's not flood.

these days, i-12 means less, specifics on house mean more. bur regardless, we all in a shite basket now.

If it were that bad our bank would require it. TB was all dry in IDA and our pad is pretty high. we are X

The base premium is 838. There is something called annual increase cap discount that is 458. Then there's a few other surcharges and the net is 422.

I guess it would have something to do with it being a brand new policy, We built in 2020, moved in early 2021 and I tried to get insurance around this time in 2022.
