100k flood contents for about $300 or less roughly a year is about the best value of insurance that exist.

Since you’re the topography expert, which neighborhoods south of 22 will be safe from a slow moving hurricane? I would take my chances N of 12.

The water will be because of the lake a steady south wind will push water that way more to the west side but you could get some

My expertise was in 2004 and 2012 when I really studied iit before I bought properties here.

North of 12 can be fine, but plenty of people flooded N of 12.

It isn't an automatic guarantee.

I have inlaws in there.
They love it they live closer to the front no issues to my knowledge
But I have a lot in guste isle and the road gets over topped in a storm out the south.

These are from Isaac in 2012, that storm had probably the worst flooding in Madisonville that anyone can remember. The water got maybe 6 inches higher than these pictures.

The first rumblings about traffic issues on Hwy 22 started 30 years ago. That's how long it took local politicos to wake up. The I-12 improvements are still in the "Honeymoon" phase. Eventually, motorists will return to their old driving habits (Regression to the Mean), and with it comes the return of gridlock to that entire area. At the end of the day, that little drawbridge rules supreme. The only way to keep traffic nightmares from creeping back into the equation is to stop people from moving into the area, and that's not going to happen.

Quite a few homeowners insurance companies will not write if home is south of I-12

A poster said I-12 construction finished.

You better go take a look.

Phase 1 finished

Phase 2 - involving widening overpass at Hwy 21 ongoing now.

Hwy 190 traffic trying to get on heading toward Hammond most afternoons, backed up like a MoFo
