No you can’t.. converting a commercial space into a residential space is hella expensive with plumbing, electrical, etc etc etc

You are probably naive about a lot of things. There were 8 murders in that area in 2023 and around 40 shootings.

Lived with a girl on and off 4 blocks from there. STL can go from nice to deadly faster than anyplace I have ever been. Thats just a few blocks from their two biggest tourist attractions and the Federal Reserve bank.

That police district in Nov 23 (last month reported) had:

83 stolen cars
38 aggravated assaults
63 simple assaults
111 theft from vehicle

That’s just in a small police district and what was actually reported.

People are working from homes. Commercial real estate for offices are a buyers market.

- Blackrock will end up owning them for pennies on the dollar.
- Then they will convert them to apartments borrowing or grants using our tax money under the guise of doing it to house homeless immigrants.
- Then Blackcock will rent them out under Section 8 all courtesy of our tax dollars being doled out like candy by liberal politicians.

There is no stopping the grift train.

AT&T had a parking garage partner. When AT&T left the building, the garage no longer wanted to partner with an empty building. So there’s just 44 spots in a small underground garage for a 44 story building.

And a few blocks north of there is just a hellscape.

St. Louis is crazy. There’s no need to pretend it isn’t. We’ve had people killed and paralyzed by drivers driving 60 mph+ through the downtown. It’s almost surprising there hasn’t been more. I wait for a good beat and a half before going through a green light downtown. And always keep your head on a swivel as a pedestrian.

The state legislature is in the process of taking over the police department again.

Do the math, currently the floor plate is 25,000 sf, with three women’s toilets, two men’s and a urinal, four hand wash sinks and one kitchen sink.

Now subtract 5k sf for gross, and break it up into twenty 1000 sf apartments each with two toilets, two sinks and one kitchen sink

You just went from six toilets and five sinks to forty toilets and fifty sinks, and twenty dishwashers and twenty washing machines.

Multiply that added plumbing by 44 floors. Now make the math work. You can’t
