How did Canada become so expensive.
I played golf (random pairing) with a couple from the Toronto area last year and they told me their kids live at home because they can’t afford their own place?

VERY high taxes without much to show for it. Obscene amounts of immigration (total population is +20% over the past 20 or so years, but their native born Canadians aren't having many kids). Lots of the immigrants are Indians and middle easterners that can outbid native Canadians because they're willing to squeeze 10 people into a 3 bedroom apartment, so housing is insane there.

Liberals.
Depending on the city, you will have to pay a certain amount of taxes and impact fees to build anything. Labor is expensive because a lot of it is unionized or requires a ridulous amount of occupational licenses. A huge chunk of land is protected by environmental laws, greenbelt laws, or is owned by the Canadian government entirely. Look at California's real estate problems and imagine that spread out over an entire country and it will give you a decent idea why.

They refuse to build. Permit prices in places cost more than the construction. Policies against building high density housing. Combine that with massive influx of immigration and they have a huge issue even finding apartments.

This is basically normal in 90% of the world. Only in the boomers generation, in the US, did housing availability and costs of living change western expectations.

China and corporations bought a significant number of houses in Vancouver starting after the 2010 Olympics. Five or six years ago they had to pass a law banning non Canadians from purchasing homes.
