My mortgage is jumping up $400 a month this year after jumping up $400 a month last year. Who are the cheapest insurance companies out there right now? Thanks in advance

How much of the $400 was a jump in property taxes? My area just reassessed.

$300ish in taxes and escrow shortages (from property tax increases), $50ish in insurance increases. Only so much I can do about the tax increase, I get that (FJB). Anybody with knowledge on how homestead exemptions work?

Be careful, many who had the “cheap” homeowners insurance at the time of the last hurricane, found their carrier bankrupt. Many of these companies were Surplus Lines carriers, so the Louisiana Insurance Guarantee Fund did not step in.

Yes, find a “good” price, but be sure the carrier is highly rated and an “admitted” company, meaning they are part of the guarantee fund.

Your parrish assessment has nothing to do with a president.

That sounds pretty good personally. Nationally, insurnace is up 19% What % increase is that for you?

In my area, you file for the homestead tax credit, it saves $425 a year. Only allowed on primary homes, not investment property. If over 65, can freeze the tax rate.

Actually, you can call or go to the assessors office and plead your case if you think you have one. I’d research the similar homes in your area and see what they are paying in property taxes.

My homeowners insurance went up 50%…shopped around and still the best I could get with 1% deductible.

I realize the absolute shitshow that homeowners insurance is in Louisiana right now but please remember that cheap doesn't mean quality - especially right now. $400/month is a huge increase but just be careful about who you switch to.

Unless I'm mistaken, $350 is property taxes, $50 is the insurance.

I took a 50% increase from Chubb and couldn’t find anything better. I also had a small claim this last year ($10k) that they were very easy to work with on so I was inclined to stay with them anyway.

We use Farmers for home and auto. Reside in North Texas. Slight increase for both - was expected. Property taxes decreased per action of Texas Governor and Legislature - which was nice. Our school tax is now frozen at current rate due to being over 65 years old...County and city taxes are not frozen irrespective of one's age.

ASI/Progressive was the lowest price for us.

Baton Rouge, flat wind/hail deductible (not % based).
