Insurance is probably killing them. I pay $7500 a year in Spring Texas. Property tax is also brutal in Texas.

Did Galveston pass a local law that doesn't allow AirBNB's? Whats the back story....

AirBnB's algorithm has changed somehow. If you don't actively manage it with VRBO and AirBnB (and others) you are prob gonna have tough times.

we stayed in one for my bday weekend several years ago. They have some really cool 19th/early 20th century homes that survived the hurricane that are popular and reasonable. However as Chuck Barkley says, that water/beach is just gross

That's not dumped if someone is paying them that much.

They at least restored some of the older homes in Galveston and tried staying true as possible to the original designs but yeah AirBnB is a concept that was cool at first.

This has been happening to a lot of AirBNB markets but the top destinations are still commanding top pricing.

Have yall seen how expensive the listings are in 30A Seaside Florida? Many millions very far from the beach. Anything ON or very near the back is 10 mill plus

Maybe this is a part of it?

Allowing smaller homes on smaller lots thus destroying the wealthy NIMBY.

quote:

The Texas Senate on Wednesday advanced the chamber’s signature bill aimed at reining in the state’s high housing costs: allowing smaller homes on smaller lots.

Senate Bill 15 — a top priority for Lt. Gov. Dan Patrick, who leads the Senate — would reduce the amount of land cities require single-family homes in new subdivisions to sit on. The idea is to reduce the final cost of new homes by allowing homebuilders to construct smaller homes on smaller lots. The bill cleared the Senate by a 28-3 vote.

I’m not a big fan of Galveston, but it gets packed during the summer.
