Opinions on Termite Contracts

OB -
When I bought my house, the price included setup fees for a termite company to come out and put the little bait plugs around my concrete and treat the house. Now, the company wants $240 for a renewal. I haven't gone over the contract yet, but I assume for that price it includes coverage should I get termites.
What is the OB's general opinion on annual termite coverage? Scam? Worth it?
TIA.

New house? If not you have post construction contract. 90% of those are retreatment only contracts meaning they are only responsible for retreating if House gets termites. No damage protection. Look at your contract. It should be spelled out. I have never understood the baits when used as a “ preventative” treatment. Every house in the south has multiple termite colonies close by ( lay a untreated piece of wood in your yard and see how long before they find it). I don’t want to pay someone to check wood chunks and maybe kill a couple of these colonies. I would rather spend money for them to keep them out of my house. Or just learn how to keep them out yourself, buy a $100 worth of chemical each year and spray the perimeter of your house yourself.

New house in Louisiana. Pest control company sprays foundation before slab is poured. Then they are supposed to come back within a year and treat perimeter of house, hopefully after landscaping is done. This is called preconstruction contract. They technically can’t cancel you for first five years as long as you pay renewals. Its easier for you to get them to pay for any termite damage because you can say they have been there from beginning. FYI. They don’t have to spray any termiticide, after initial perimeter treatment, each year but you have to pay renewal. So don’t think that for $250 they are going to retreat each year.

They came back to treat the house about 2 months after purchase. I guess I'm just curious as to what the $240/year gets me.

The almighty Bifenthrin is a termiticide, but I believe it involves trenching and drench treatment. I use it for armyworms and webworms, so I'm not sure of the specific application.

Use Demon. I’ve been spraying my own house for the past 10 years.

A friend of mine owns a pest control company so I had him come out around this time last year to do a treatment at my house. I believe the initial threatment was 600-700 bucks and annually it’s less than 100 for him to come out and inspect everything. He said many places will tell you to do the big retirement every 5 years but they’re actually good for 10

You will have read the contract. Some initial treatments and renewals do cover damage repairs. Some do not.

Your $240 gets you the service of a chain smoking pest control tech doing a drive by of your house once a year to claim it’s been inspected. Just kidding, sort of. Really just read your contract terms and maybe it’s worth the piece of mind to you. Find someone you know that knows about termite treatment and have them walk around your house with you. Houses are built different. Some are easy for termites to get into without being detected. It’s been a few years but I think Lorsban is still on the market. Lorsban is the same as dursban. They just stopped the use of dursban around houses. Lorsban is labeled for agriculture use.
