I would look at NE Miss around Pickwick.

Baw I know bought a spread in Tishomingo County and moved there and loves it. Surprising demographics for Mississippi.

I think an underrated area is along the Ohio River from Evansville to Louisville. A lot of rolling hills, small towns, affordable houses, attractive demographics.

Funny you should ask… a couple wks ago a story came across my newsfeed that after exhaustive research it was found that the best small town in the south to live in was…

…Starkville, MS.

Take it for what its worth

You dont need acreage here.

There is more than 20 million acres of public land, and only 60,000 people.

I have 60 acres in the Piney Woods that I inherited. The land around it is all family.

I partially grew up on my grandfather's farm just north of Longview. Gorgeous land and (mostly) good people out there.

I love those old coal towns, dying or not.

WV isn't just coal. There's oil and natural gas in Charleston and the surrounding area including Kanawha, Cabell, Wayne, Putnam, and Lincoln counties.

Also - very good hunting!

A rural 150 plus acre piece of land in rural Alabama. You will not be screwed with, and the locals are good people. You will think you stepped into a time machine from the past.

I actually like living in southern Oklahoma. Low cost of living, very peaceful. No neighbors for as far as the eyes can see.

If I need to go to the city, it's an easy drive to DFW.

But no place is perfect. I've lived in 10 states from rural Missouri growing up to Los Angeles County. Every single area has its pros and cons. Everything in life involves some sort of tradeoff, nothing is perfect.
