Ain’t that the truth. Every time I drive down that road, I shake my head at the new subdivisions. It’s a damn shame There’s even some jackass down here by me in Maurepas that cleared a bunch of land for a subdivision. A whole subdivision in

Where in Maurepas? I’m not aware of a proposed subdivision, especially in a swamp.

On Florida by Laguna, on Lockhart near the Dunn Road circle, and by Cockerham near Freshwater... 3 more subdivisions. The traffic already sucks.

Apparently the 5th gas station in a 1/2 mile of my house went to the council for approval. The citizens put enough pressure on them to not approve its construction. So, the LP citizens are pushing back at all the development because of flooding issues its causing.

Florida between Walker and Denham should be 4 lanes with a middle turn lane, at least. Juban, which they are working on, should have been completed before that entire area was developed.

Florida / 190 should be 4 lanes as far as it can go. Especially seeing as it is a Hurricane Evac route. If Layton Ricks gave a frick he could probably plead for Fed dollars for it.

And it’s an absolute shame what 4H has turned into. Was a time you could cruise at 75+mph the whole way. Nowadays there’s very little time saved by taking it instead of Pete’s Hwy.

But as you've pointed out, none of those are in Livingston Parish. Not sure what's driving the growth there other than maybe home prices in the nicer parts of EBR just getting too high.

Baton Rouge prices are triple LP prices. Unless you are talking Shenandoah, which is basically the LP in terms of distance from the center of town.

You also don't have to deal with the crime you do in BR. It's like the Mayor and Chief of Police want BR to lead the nation in murders per capita.

You don't have to pay $12k a year per kid for education if you live in the LP.

If you want to live in a developed part of town, the LP has a few offerings. If you like land and don't want to live on top of your neighbor, the LP has a ton of offerings.

Half of Watson works at Exxon or Dow. They just cut through Central and avoid BR altogether. So it isn't like living in BR makes that commute much easier.

You get a small town feel, which some people like.

Don't get me wrong, I live in LP but would like to move into BR. But for the reasons stated above, it just isn't a good option at this point. But there are plenty of good reasons Livingston Parish is growing. But I agree with the sentiment that it is probably growing too fast.

Yeah they build the infrastructure within the development but larger impacts on wastewater treatment, road widenings, water production and storage still fall to the city

Down here, the counties get the developer to foot the cost of roads, drainage, etc. outside of the development and even get the developer to donate a portion of the land back to the county for schools, parks, fire stations and other public cervice facilities. Granted, we are talking about some major developments but because the price of real estate is so high in South Florida, the developers ante up.

The only real problem with this Parish is that everyone decided to build in Covingdeville. Everywhere else is still pretty nice - especially the rural area. All you Kenna-brah's need to go back home though.

I'm just glad DR Horton hasn't planted flags in Central. Meeting on the 2nd and 3rd filing of my neighborhood tonight though. As long as it's still Alvarez, I'll be okay. Any mention of DSLD or DR Horton and my house will be up for sale tomorrow.

The real issue with expansion is that there are still only a few ways to get into the Parish

Need a bridge from Hooper to 1019 and one from S harrel's Ferry to 1032. I'm sure those will get done in 30 years. Also, flyovers at the Range exits on I-12 are needed now, but I have no idea where they would have the room for them.

It's not just white people now. Anybody that can afford to get out is doing so.

How can Mississippi plan and build sustainable, nice suburbs but the Baton Rouge metro does everything backwards.

And everyone on this site complains about wasting money on planning studies. There is a reason for that cost and time.

Narrow, with no shoulders and poorly marked. What could possibly go wrong with tripling traffic numbers on there?

If you're doing business in Louisiana, you have to fill pockets with cash. That's been the rule for 100 years and nobody has the integrity to stop it.

You will have to convince the Parish to put a moratorium on ne residential development first. But then you run into the prospect of having to pay for infrastructure improvements out of your own pocket instead of the developers who pay for it through their fees.

Since most Louisianians detest having to pay any property taxes....enjoy the flooding.

People like to say that, but in truth Louisiana likes to halfass funding for things like infrastructure and schools once they are built. Plus the way that state government is structured you have the governor under control of a lot of that money.
