It’s not chump change. I can’t remember what we pay for my wife’s family ranches but it sucks up a lot of the revenue and we exploit all the exemptions.

There’s not really any value unless you’re going to ranch it or setup up high fence hunting. It’s just a giant recurring expense with out those.

Went bird hunting out by Knox City and passed by a 7man football game where the spectators parked on the sidelines and watched from their vehicles.

This makes me laugh. I have lived in Brewster County for 12 years. I know land owners from the border to town and people in Alpine city limits, never heard of this. I spend time on ranches along the border in Brewster and Presidio County.
The misconceptions in this thread are entertaining. I hope it keeps people away.

Depends if they are state classified minerals or not. Formerly public lands in west Texas have the minerals owned by the state, with the surface owner getting half of the landowners cut if there is production. The mineral estate does not sever from the state and the surface owner, unlike private mineral estates in which the owner can retail the mineral estate and sell surface only.

Wouldn’t this be mostly Ag land with very very little property tax? Anyone have any idea what a rancher would pay in taxes?

As said there’s really no ROI here at $268/ mil. I doubt there would be a 1% ROI on $100 mil purchase. This seller is aiming for a billionaire that just wants a rare huge sprawl.

It’s a long ways from anything when you don’t have a plane and a crew of employees that buy whatever you need.

ETA: as said the Chinese are going bankrupt on real estate but even they wouldn’t be interested in something like this at this price point because again, there’s absolutely no reasonable ROI on this land.
