At a minimum, they cover the insurance and lawn care for the green spaces and insurance and upkeep of any ponds/lakes.

After that they enforce restrictions in the covenant or voted upon items. These can be good or petty. No one wants a junk car in a driveway or an overgrown green space. However no one really cares if you gate hardware is pre approved or the size of the the numbers on Your mailbox is the right height.

We have one to maintain the common property and pool. Problem is, only about 45% pay the dues. Then the other half bitch that the pool is dirty after jumping the fence because they don't have an access key. If you don't pay, I should be able to burn your house down.

I don't care if you have 10 cars in your yard and a shed that looks like its out of a 1980 horror movie...I want the pool/playground area taken care of.

HOA fees vary, we pay $492/quarter and there are ~ 475 homes and have ~ $2M+ reserve fund. I was on the board for 2 years as treasurer and my term ended November 2023. The current board is a group of idiots who can't follow the R&R's, with the president being the new biggest idiot after they kicked the former biggest brain dead idiot off the board 2 months ago, and although they are supposed to act as a fiduciaries for the community they don't. I believe new communities built over the last 10 years have skewed heavily towards HOA's, like ~ 75% so in some areas it can be difficult avoid them. If I didn't have a 1.625% mortgage I would move.

Pros, none i can think of, unless condos/townhouses for lawn/pool/maint...
Cons: people telling you what you can and cant do with your property.
I paid extra to build in an area lacking a HOA and its been glorious.

I feel like I have the best of both worlds living in an incorporated community without an HOA. Because we have services we pay for outside of Louisville Metro (Parks/Road service, Police Department, etc) if you have a neighbor that’s in violation of some basic codes (like grass too tall) it gets handled quickly. On the flipside it’s a small tax compared to monthly HOA fees and there’s no neighbor creating absurd rules because they’re on some personal power trip.

No pros, only cons. HOAs are unelected officials without any semblance of oversite, at least initially. When the builder turns over the board to the owners it is a little better but in a short period of time the only people interested in being on the board will be the kind of people who want to whine about someone else leaving their garage door open while they cut the grass or someone's garbage can is left in sight longer than they think is appropriate.

Without restrictions enforced by HOAs enjoy toda la familia living next door with 7 cars parked in the yard.

HELL no. Almost everyone of them exists so the developer can completely finish developing the subdivision and not contend with owners. The developer will have control of the board until the development is finished. They actually reduce the pool of potential buyers on re-sells thus driving down the value of the homes in the neighborhood.

Until the developer turns the board over to the owners an HOA is basically an unelected and un-regulated building and zoning department with a financial interest in keeping property owners from complaining about construction in the neighborhood. When owners finally take over the board the owners who will eventually gain control will be those in the neighborhood who love to tell other people what to do.

Threads like this are always funny becuase some people have absolutely ZERO CLUE what an HOA does or how they operate.

I feel like most average joes when they hear "HOA" they picture some busybody retired karen coming around with a ruler measuring the height of your yard. That simply isn't reality. As previously mentioned HOAs exist to maintain property values and keep up with common areas. If you live in a community with no common areas...you don't need an HOA. If you live in a community with a couple clubhouses, pools, workout room, tennis court, lots of landscaping, entrance signage, etc...how do you think all that is maintained?

HOAs serve a very real and practical purpose but as with a looooooot of things, whether yours is good or bad is almost entirely depended on the people involved. You coudl have a fantastic HOA baord that's chill abotu stuff and really only carse that everyone has paid like they're supposed to, or you coudl have some hardasses that think they're running some important wing of the federal government.

No, the dollar amount is based on what type of community amenities and expenses the HOA pays to maintain. Gated entrance, security guard, neighborhood pools, greenspace, playgrounds, etc.

Also (at least in LA), if your neighborhood is gated then the parish won't pay for costs to maintain and repair roads. It becomes the HOA's responsibility, so they have to factor future costs for repaving and repairing roads into HOA dues.

If you neighborhood has more amenities, then your HOA dues will be more expensive. If the neighborhood doesn't have any community amenities and the only HOA expenses are to maintain a small amount of landscaping at the neighborhood entrance, then your HOA dues will be pretty cheap.

Read the HOA bylaws and neighborhood covenants before you buy. The cost of your HOA dues have no bearing on how much control they have. If you know someone who lives in the neighborhood, that'll help get an idea of whether the HOA is run well or if its dysfunctional and/or run by a bunch of Karens / Kens that have nothing better to do than write up violations for petty shite like your trash cans being visible from the road.

Pros = keeps property values up by preventing neighbors from doing trashy looking things to the exterior of their property...like gaudy paint colors, ugly exterior modifications, leaving boats and trailers parked in front of the house.

Con = poorly run HOA's are a headache. Either from not properly maintaining the amenities you're paying for or because they go out of their way to find petty stuff to give you a hard time about

ETA: also, HOA's for condos have higher dues because those HOA's are responsible for the cost of insurance and maintenance for all of the building exterior and unit owners are only individually responsible for their unit's interior portion to insure and maintain.

Why did you purchase a home in a community that does not allow boats to be parked in driveways?

We've been in an HOA neighborhood for over 2 years now, $1,160/yr. They make sure to keep it nice, the common areas/parks/roads well kept, home values up. We recently had some exterior truwood siding and trim replaced, then the entire exterior re-painted. The work request and approval process was online, super easy, and they approved everything in less than week without even asking any questions. The guidelines for submitting exterior work requests was simple and straight forward, which made it easy for me to provide everything needed for a smooth approval (siding/trim spec sheets, body/trim paint manufacturer and color codes). We drove around the neighborhood first to identify an existing body/trim color scheme we liked best, asked HOA manager for the color codes, then submitted those knowing they've already been approved. In 2 years I've never had an issue with our HOA, so I would say our experience has been positive so far.
